Several developers have been planning large projects for Manchester for some time. Capital & Centric is one such developer. It has plans for a PS250 million project with Henry Boot and has already bought 12 acres on Gordon Avenue in the city’s Goods Yard. The company has a long history of acquiring land in Manchester, and in the past two years it has approved 19 projects containing affordable housing. The first project to be considered by developers in Manchester is a 75-unit development near Commerce Road. The Beach Co. is another firm that filed plans for a six-story mixed-use building near Legend Brewing. Robin Miller, Tom Papa, and James Fletcher recently filed for a project at 614 Maury St., and has plans for a second one on Decatur Street. Currently, the site is home to a local concrete contractor and a UPS logistics center.

The developers also worry that specialist subcontractors are lowering their prices and are reluctant to take on risky residential projects. Last year, two construction companies in Manchester, Bardsley and Far East Consortium, went into administration. In the city centre, the city’s shopping district was largely destroyed by an IRA bomb.
